Real estate development and investment company, Brinkman, and the City of Westminster are moving forward on the next phase Westminster Station, a Transit-Oriented Development (TOD) near US 36 and Federal Boulevard. The multi-phase redevelopment is set to become the next new mixed-use urban neighborhood and regional destination in the Denver metropolitan area.
Due to their track record and overall vision for the project, Brinkman was selected as the developer through an RFQ process to create two mixed-use buildings that will wrap the existing 600+ stall parking garage. The 136,000 SF community will include ground-floor live/work units, retail, restaurant and office space. The remaining four stories in each building will house for-rent apartments comprising of studio, one- and two-bedroom units. The planned design includes quality finishes, stainless steel appliances and in-unit laundry. The amenitized property will include a fitness center, lounge and adjacent public community amphitheater.
“This feels like a true partnership with Brinkman. They have proven their ability to quickly engage and develop a program that enhances the fabric of the community and aligns with our overall vision for Westminster Station,” notes Jenni Grafton, Housing Policy & Development Manager for Westminster’s Department of Economic Development.
“We have confidence in Brinkman’s ability to drive this vision forward and bring a much-needed market-rate product to the neighborhood,” said Mayor Herb Atchison.
The project’s design firm, EVstudio, has a strong history with the project and has been integral in creating the vision for this phase. Brinkman Construction is the general contractor for the project and brings a multitude of experience with the multi-family product type and delivering projects with municipal partners.
The apartment community is located along the RTD B Line, allowing direct access from the property to Denver’s Union Station within 15 minutes. The parking garage will have spots for residents, commuters and the public. The intent of the property’s proximity to public transportation is to provide an urban living option for people commuting to Denver while revitalizing this historic area of Westminster.

The design and entitlement processes for the property will begin this month with the intent to break ground in Spring 2020. The project will complete in phases starting in the Summer of 2021.
