Brinkman Real Estate Acquires Autumn Woods Apartments & Townhomes

Now Most Active Buyer in Salem Submarket

Brinkman Real Estate, a Colorado-based multifamily investment company with expertise in Intermountain West and select West coast markets, closed today on the acquisition of Autumn Woods Apartments & Townhomes in Salem, Oregon. This purchase marks their third acquisition in Salem in the last two years, making them the most active buyer in the market. The company also owns Sunnyview Townhomes and Willow Tree Place Apartments.

The company’s capital markets team, in partnership with Berkadia’s debt team comprised of Jason Bond, Managing Director, and Grant Bailey, Senior Real Estate Analyst, led the financing execution for this asset. The team secured financing with Fannie Mae and actively managed the due diligence process to maximize proceeds and position the asset for a successful lease-up.

Brinkman Real Estate has carved out a niche as a qualified townhome buyer in Salem and hopes to continue adding like assets to their portfolio. They purchased Sunnyview Townhomes in 2022 and have seen strong demand for single-family rental products in the market. With three rental communities in close proximity, Brinkman plans to leverage operational efficiencies and brand recognition as they continue to grow their presence in the area.

“Our proven track record in Salem instills confidence in our understanding of the local landscape and resident preferences,” said Partner and Chief Acquisitions Officer Brett Silverstein. “We’re excited to continue increasing scale in this vibrant community.”

Autumn Woods is a brand-new, boutique community with two- and three-bedroom apartments and townhomes across 10 buildings. The varied unit types include private yards, patios, and attached garages, as well as spacious floor plans with in-unit laundry and modern interiors.

The company’s continued interest in the Salem market is due to the strong fundamentals for real estate investment, such as accelerated population and job growth. Salem has witnessed an influx of residents in recent years, largely driven by migration from core markets in search of increased space, access to the outdoors and relative affordability. This trend is expected to continue, fueled by the city’s growing job market, and draw as Oregon’s capital. This steady population growth ensures sustained demand for quality housing, making Autumn Woods well-positioned to benefit from the city’s robust economic fundamentals and favorable long-term outlook.
